Scope of Work: This design-build project transformed an existing tenant suite into a fully customized portrait studio, delivering a modernized interior environment while maintaining key existing infrastructure.

The scope included selective interior demolition of the existing space while retaining the original bathrooms and storeroom. Renovation work introduced new interior partitions and updated finishes to create a functional studio layout tailored to operational needs.

Mechanical improvements involved minor modifications to existing ductwork and diffuser locations to align with the new floor plan. Electrical work included coordination and installation of a new lighting package and additional convenience outlets to support studio equipment and lighting requirements. Plumbing upgrades included installation of a new hi-lo drinking fountain to meet accessibility standards.

Fire protection enhancements included installation of a new fire sprinkler system throughout the suite and relocation of a manual pull station to accommodate the new door frame configuration, ensuring full compliance with current code requirements.

The completed build-out converts the former tenant space into a functional portrait studio through targeted interior reconfiguration, upgraded lighting and power distribution, enhanced plumbing accessibility, and full fire sprinkler integration.
